There are three types of roofing materials that are commonly used for residential locations: Asphalt shingles, clay tiles, and metal panels. Each has its own expected lifespan.
Shingles
Shingles have the greatest lifespan variation – 15-30+ years – and are mostly affected by the quality chosen. Warranty length is a good indicator of how long the manufacturer expects each option to last. There can be several different lines of shingles offered by the same company, each with different warranties attached.
Clay Tiles
As a whole, a clay tile roof can last up to 50 years. However, individual tiles frequently need repairs, and the repairs are often more expensive. Sun exposure also makes them brittle, so homes in high-sunlight areas will need to have even more work done on these roofs.
Metal
Metal roofs are known for having long lives, and can last well over 20 years. The exception is in seaside locations. Manufacturers often won’t provide warranties on installations too close to the sea because salt water can corrode these roofs within a short time.
Maintenance
How roofs and surrounding areas are maintained affects the lifespan of all materials. Keeping the roof free of tree branches and leaves helps to prevent rot and “damming” that otherwise would allow water to back up under the roof’s covering. It’s also important to keep gutters clean to prevent water back-ups and other problems.
Getting a yearly roof inspection is important for catching problems early, while they can still be repaired. If no attention is paid to the roof until water is leaking into the house, the damage will be much more extensive.
