On a very basic level, roofs help support the walls of a property and also offer protection from above. But in the state of Florida, there are special considerations that should go into the roofing material used to outfit residential properties. For instance, a good Florida roof must be able to sustain periods of inclement weather, such as that from storms and high winds. And being that such weather activity is normal in the Southeast United States, a roof must be able to endure such conditions again and again and again. On this note, we’ve put together this list of some of the common roofing types in Florida.
Common Roofing Types in Florida
Asphalt Shingle
Asphalt shingle roofing is among the most popular used for residential roofing across the country, largely thanks to a combination of benefits that include affordability, the wide range of design and color options, durability and the ability to withstand severe weather conditions. However, compared to other roofing options, one of the major drawbacks associated with asphalt roofs is that they only last for about 15-20 years on average before replacement is necessary. Some of the other common residential roofing options last for upwards of 50 years.
Stone-Coated Steel
Stone-coated steel is one of the more long-lasting and durable types of roofs for residential properties. In fact, a well maintained and cared for stone-coated steel roof can last for as long as 70 years. How durable is stone-coated steel? It’s installed via an interlocking design making it resistant to rain, heavy winds, and even hail that largely characterize Florida’s spring and summer storm seasons. It is also cut, curl, crack, and warp resistant. Aside from all of this, there is a bevy of design options available with stone-coated steel, allowing property owners to select one that complements their home. It is, however, a more expensive roofing option compared to asphalt.
Tile
Tile is actually the most popular roofing material worldwide, and among the most popular styles on the Florida coast. A big reason for this is its weather-resistant properties, which offer good protection from heavy rain, high winds, and hail. There are plenty of other benefits associated with tile roofs as well. For example, they require little to no maintenance and they can last for as long as 50 years. Design and color options are also plentiful, and tile is a roofing material that can also help reduce energy costs by preventing much of the sun’s heat from entering the home. Tile does tend to be a more expensive roofing option, however.
Metal Panels
Though metal roofs are also an option in the sunshine state, most residential metal roofs require more maintenance than other types of roofs, and few come with a water-tight warranties. Metal roof panels do have the potential to last for many years, but loosening fasteners and material expansion and contraction cause issues that must be addressed on a periodic basis to ensure that the roof system remains water tight.
